Renting an apartment in New York City is more expensive now compared to a year ago, so if you are looking for a new place and don't qualify with your income (landlords want renters that earn an annual income of 40 times the monthly rent), then using a guarantor is an option.
In case you don’t know, a personal guarantor is a family member (or close friend) who is willing to be responsible for the rent if you fall behind. They must earn at least 80 times your monthly rent in annual income, have good credit, and typically live in the tri-state area. Don’t know someone who qualifies? You can also use an institutional guarantor like Insurent (a Brick sponsor).
But not all landlords accept guarantors so be sure to filter your listings search accordingly. Some landlords also have specific requirements, like only accepting guarantors who live in New York, so ask before you apply.
