If you’re looking for a really low-priced house, check out Utica, New York, named the best place in the state for first-time home buyers, based partly on its employment rate and low median sales price of $179,000, according to a recent Insurify report.

Located in the Mohawk Valley, the small city also offers lots of access to nature at places like Utica Marsh Wildlife Management Area and Wilderness Park. It’s also home to Munson Williams Proctor Arts Institute, SUNY Polytechnic University, Utica Zoo, Utica Coffee Roasting, and Stanley Theater, one of the many local buildings on the National Register of Historic Places. And you can grab a half-moon cookie from Hemstrought’s, the bakery known for first creating them. 

When it comes to buying a house or apartment here, there are about 30 listings on Zillow. Most of what’s on the market right now are single-family Cape Cods and ranches—and there are a few condos and larger (and pricier) houses too. 

Just keep in mind this is not a commuter town—it’s a solid four-and-a-half-hour drive to New York City. But other well-known areas like the Finger Lakes region and Syracuse are nearby.
