Welcome to Brick Underground’s luxury pick of the week, a feature spotlighting a condo, co-op, or townhouse for sale with an asking price of at least $4,300,000, the current entry threshold for luxury apartments in Manhattan. If you’re in the market for a high-end abode, you should know that while sales have slowed considerably over the past couple of years, that trend is starting to reverse as sellers come to grips with the new market reality and adjust their prices accordingly. It's good news for your wallet—just be aware that many luxe listings won’t linger on the market indefinitely. Still under construction and on track for completion this year, this luxury building, The Park Loggia at 15 West 61st St., is notable for several architectural details that you may need to Google (except we did it for you). First there is the loggia—a private, deep-set terrace for each of the two- and three-bedrooms apartments, which lends the building its name and gives the facade a distinctive look. There’s also a porte-cochère—a covered driveway that leads to a parking area so residents can disembark in privacy (celebrities love these).
The Park Loggia has 172 units, but if you like this building, don’t expect to take your pick: According to developer AvalonBay’s website, there are only 13 active listings, ranging from one to three bedrooms. That’s not unusual. It’s common practice for luxury developers to release only a handful of apartments at a time in order to boost interest and demand. (No sales appear to have been recorded yet, according to StreetEasy).
The terra cotta-clad building, which was designed by Skidmore, Owings & Merrill, replaces a replaces the 12-story former American Bible Society headquarters on the Upper West Side that it built in 1966, according to The New York Times.
This three-bedroom, two-and-a-half-bedroom corner condo there, #18A, is asking $6,625,000. Monthly taxes are $1,895 and common charges are $1,915.
An entry gallery with wide-plank white oak floors leads to a chef’s kitchen. The condo has an open living space with 1,916 square feet.
The master suite has access to the outdoor space and a large walk-in closet.
Amenities are by AD 100 designers Pembrooke & Ives, with indoor and outdoor spaces for entertaining, dining, fitness, and leisure activities. There’s a 24/7 doorman, fitness center, yoga studio, music room, and a wraparound outdoor terrace/garden with barbecues, fire pits, lawns, and a pergola for outdoor entertaining.
Close by is Central Park, Columbus Circle, Time Warner Center, and Lincoln Center.
