Ground-floor living isn’t for everyone. Street-level apartments—especially those that face the sidewalk—can be loud. Passers-by can easily peer into the windows, so you might need to keep the blinds down more often than you might like. And pests—insects, mice, and other assorted creepy-crawlies—are more of a problem.
As a result, ground-floor units are often listed for considerably less than comparable apartments on higher floors. But they’re a great option for folks with mobility issues (especially in walk-ups), or those who simply don’t want to have to lug groceries, a dog, or a stroller up the stairs.

Following a recent $30,000 price drop, this one-bedroom, one-bath apartment is now listed for $518,000. The unit has large windows, high ceilings, lots of prewar details, inlaid red oak floors, and an open concept kitchen with granite countertops. It’s located on the first floor of a co-op building, but there’s a step up, so you don't feel so much like you are on street-level. The co-op has a live-in super and a central laundry room. Maintenance is $688 a month. For comparison’s sake, there’s another one bedroom available on the fourth floor, #4G, for $560,000.
119 East 30th St., #1F, NoMad
Listed for $448,000, this 350-square-foot studio co-op comes fully furnished and has a working fireplace. It’s located on the ground floor of a brownstone building. Maintenance is $650 a month, and all utilities are included in that fee.
128 West 138th St., #1G, Central Harlem
This 639-square-foot, two-bedroom, one-bath ground-floor apartment has hardwood floors, high ceilings, crown moldings, and lots of closets. It’s located in a six-story pre-war HDFC co-op building with income restrictions. A two-person household may have maximum income of $91,680. One person’s income may not exceed $80,160. Pets are allowed. It’s listed for $325,000 following a recent $25,000 price drop. Maintenance is $640 a month. For comparison’s sake, there’s also a one bedroom available in the building, #3B, listed for $310,000.

Priced at $400,000, this studio unit has a newly renovated kitchen and new floors. It’s located on the first-floor of a pet-friendly walk-up building and is located in the back. Maintenance is $636 a month. Subletting is allowed from day one.

Listed for $500,000, this 980-square-foot, two-bedroom, one-bath apartment has hardwood floors, 12-foot ceilings, windows in every room, and an open kitchen with full-sized appliances. The apartment is in an HDFC co-op building. A single buyer can’t make over $87,720 a year, two buyers (or a couple) can’t make more than $100,200 a year, and a family of three has to make under $112,680 annually.
