Exciting new additions to Manhattan's rental landscape
The Manhattan rental market is legendary for the heroic searches, daring bids, and heart-breaking prices it has spawned. In a city where nearly three quarters of residents are renters, it should come as potentially game-changing news that about 38,000 new market-rate rentals are projected to be completed in the city over the next three years. How a rise in inventory may or may not affect the rental market remains to be seen. Meantime, here are some of the new crop of rentals on the island of Manhattan.
535W43
A 280-unit building comprised of studios, one-bedrooms and two-bedrooms in two 14-story towers, each with a landscaped rooftop, joined by a central, multi-level courtyard. Amenities include a state-of-the-art fitness center and yoga space, pet spa, demonstration kitchen, sound-proofed screening room, game room, club lounge, children’s playroom and two rooms for bike storage.

Pricing: Studios starting from $2,949, one-bedroom apartments starting from $3,883, and two-bedroom apartments starting from $6,231; these are no fee apartments.
Availability: Leasing started in June 2016 and apartments are available for immediate occupancy.
Developers and marketing/ leasing agent: Developed by Patrinely Group, DHA Capital, and USAA Real Estate Company. Douglas Elliman Development Marketing is the exclusive marketing and leasing agent for the project.
Aalto 57
This project has 169 rental units, and plenty of amenities, including a common landscaped terrace, a fitness center, a business center, residents’ lounge, and field house with basketball court and rock climbing wall, and a bike room. The building will be LEED Silver and features enhanced water and air filtration systems.

Availability: Leasing started in July 2016 for immediate occupancy.
Pricing: $3,200 per month to $10,000-plus per month for studios, one-, two- and three- bedroom residences.
Developer and Marketing/Leasing Agent: World Wide Group and Rose Associates developed the project, leasing and marketing is being handled in-house.
The Encore
256 units comprised of studios, and one- and two-bedroom apartments in a 24-hour doorman building. Amenities include a 50-foot rooftop lap pool, a whirlpool spa, a state-of-the-art fitness center, a children’s playroom, and multiple resident lounges.

Opening: Leasing and occupancy began in July 2016.
Pricing: Prices for various apartments will range from $3,670 to $7,310 per month.
Developer and marketing/leasing: The property was developed by Glenwood Management, who also handles all the leasing for the building.
American Copper Buildings
761-unit building where amenities will include a 75-foot lap pool and whirlpool hot tub in the ‘skybridge’, a rooftop infinity pool, rooftop dining and grilling, a fitness center with climbing wall, yoga and pilates studio, private spa treatment room, juice and health bar, private locker room, children’s playroom, flexible event space, concierge service, underground parking, among others.

Opening: Leasing begins in the fall of 2016 and move-ins are slated by the end of this year.

A 56-story luxury building with 478 units comprised of lofts, one-, two- and three-bedroom apartments. Amenities will include a rooftop pool and sun deck with cabanas, fitness center with indoor salt water pool, studio classes and cardio and weight rooms, bowling alley, arcade and children’s play room, on-site pet care and covered outdoor dog park, bike storage, and service station.

The Willard
This 11-story, 52-unit, prewar has been renovated in stages and relaunched this summer. Amenities include a doorman and washer and dryers in each unit. Further amenities to be completed: a fitness center, children’s playroom, and a storage facility.

Pricing: Prices will range from $3,000 to $14,000.
Opening: Officially announced in August 2016; move-ins are ongoing.
Developer and marketing/leasing: Property is owned by Stellar Management and Argent Ventures; Citi Habitats is doing the marketing and exclusive leasing of the property.
507 West 28
Three towers will house 375 units (including affordable housing units) comprised of studios, one-, two-, and three-bedroom apartments. Amenities will include 24-hour concierge, quiet lounge, recreation lounge with full catering kitchen, kid’s playroom, fitness center and heated indoor pool. Onsite parking and bike storage will also be available.

The Easton

70 Pine
66-story building, 612-unit building featuring 21,000 square feet of amenities including a fitness and wellness center with yoga, pilates and massage rooms. There is a game room, children’s playroom, screening room, and bowling alley, a roof deck with a bar, plus there's a coffee shop and grocery in the building as well. All units have washers and dryers, and many have private outdoor space. A 132-unit extended stay hotel called Q&A is also within the building, with residences that have fully equipped kitchens and allow stays for less than 30 days.
