This Prospect Lefferts Gardens studio is newly renovated with a decent-sized closet
Studios with storage space are hard to come by. That’s why a somewhat sizable closet with extra overhead space is the best part of this gut-renovated studio at 300 Lincoln Rd. in Prospect Lefferts Gardens. The advertised rent is $1,599 a month with one month free and no broker’s fee. Gross rent is $1,745 a month. That's on the high end of studios available in the neighborhood now.
The living space is sunny and bright, with large windows, shiny hardwood floors, and, as it’s currently configured, room for a seating/TV area with a couch, as well as a full-sized bed in the corner.
The room is definitely on the small side, but there must be a better way to delineate a distinct sleeping area so guests won’t feel as though they are hanging out in your bedroom at all times. A screen or a bookcase in between the sofa and the bed would do a world of good here.
A good-sized island that can be used for chopping or dining is the highlight of the small, yet functional kitchen. The room also has stainless steel appliances, including a refrigerator and a stove, as well as a rectangular sink. There don’t, however, seem to be more than a few cabinets, which could be a problem for anyone with a lot of cookware or dishes.
The bathroom is contemporary-looking but cramped, with a wall-hung vanity and a recessed medicine cabinet with built-in lighting squeezed between the tub and the toilet. The large, distressed brown wall tiles lend a warm, rustic feel.
The apartment is in a three-story building three long blocks from Prospect Park, and three blocks from the Sterling Street 2 and 5 station. The building has a virtual doorman. Guarantors are accepted.
