Housing lottery launches for 22 rent-stabilized apartments in Jamaica
- Households that earn $65,109 to $134,160 are eligible to apply. Rents start at $1,757 for a studio

Developers have set aside 20 percent of rent-stabilized apartments for applicants who already live in the area.
Housing lottery applications are open for 22 rent-stabilized apartments at a new development in Jamaica, Queens. Households that earn $65,109 to $134,160 are eligible to apply, depending on the number of people you live with. Rents start at $1,757 for a studio.
The building at 95-25 Waltham St. has an elevator, bike storage lockers, gym, recreation room, and terrace, though fees apply for access to some of those amenities. It’s located near the Sutphin Boulevard–Archer Avenue–JFK subway station, serving the E, J, and Z lines, and the Jamaica stop on the Long Island Rail Road.
The 16-story building holds 52 apartments total between 95th and 97th avenues. It replaced a pair of two-story houses in the Jamaica neighborhood, which has seen several new developments after its 2007 rezoning.

The apartments are set aside for New Yorkers earning 80 percent of the area median income (AMI)—a metric that depends on how many people you live with. Currently the AMI for New York City is $124,300 for a two-person household. The apartments available include studios as well as one- and two-bedroom apartments.
There are 14 one-bedroom apartments available for households earning from $69,909 to $111,840. The rent for these apartments is $1,875.
The developers have set aside 20 percent of the rent-stabilized apartments for applicants who already live in the area. Future lotteries will use a lower ratio as a result of a lawsuit settlement, which claimed the practice of community preference perpetuates segregation and violates the Fair Housing Act. Another 5 percent of the apartments will be preferentially given to NYC employees. A small percentage of the apartments are also set aside for residents with mobility, vision, and hearing needs.
Applications must be submitted online or postmarked no later than April 28th.
