If you’re looking to rent a two-bedroom apartment in New York City right now, you are probably shocked at how high rents are compared to last year. 

In Manhattan, the median rent for two bedrooms in April was $4,950, a 22.5 percent increase compared to April 2021, according to the Elliman Report. Listings dropped by 77.3 percent year over year in April, and you likely have fewer options to choose from now as well since it’s summer—the busiest time of year to move in NYC.

So how can you catch a break if you’re looking for an apartment this summer? One way to save money during the process is to look exclusively for a no-fee apartment, which can save you thousands of dollars, since a typical broker fee is 12 to 15 percent of the annual rent. No-fee apartments come in two varieties: when you rent directly from a landlord or management company, or when you find a landlord who is offering to pay the hefty fee for you. Where can you find these apartments? The easiest way is to use websites like Frele and StreetEasy. 

And sharing an apartment with a roommate is another time-tested way to pay less rent. To help with your apartment search, check out these five no-fee two bedrooms in Inwood, Flatbush, Bushwick, Rego Park, and Kew Gardens for less than $3,000 a month.
