5 NYC no-fee one bedrooms for less than $3,000 a month

A smaller number of New York City landlords cover broker fees now that demand for rentals is reaching new records. During the pandemic, landlords offered paid broker fees to entice new renters—a concession that has largely faded away, but not completely.

You can find no-fee rentals if you know where to look: There are currently over 2,380 no-fee one bedrooms listed on StreetEasy with the most options in upper Manhattan (Think: Harlem and Upper East Side) and parts of Brooklyn and Queens.

Some of these apartments also offer months of free rent, a concession that's also rare today. Just keep in mind that the advertised rent spreads the discount over the term of your lease so it’s not the rent you’ll pay each month. So if you’re looking to save some money during your move, check out these five no-fee one bedrooms for rent in Woodside, East Harlem, Bushwick, Prospect Lefferts Gardens, and East Village.

41-45 52nd St., #2A, Woodside 

This no-fee one bedroom, one bath is listed for $1,725 with one and a half months free on a 12-month lease. Apartment #2A has hardwood floors, stainless steel appliances, moldings, two closets, and several windows. The pet-friendly building has a live-in super and elevator. The 52nd St-Lincoln Avenue 7 station is nearby. 

127 East 102nd St., #16, East Harlem 

This no-fee one bedroom, one bath is listed for $1,900. The renovated apartment has hardwood floors, high ceilings, four windows, stainless steel appliances, and one closet. The building is pet friendly. Central Park and Mount Sinai are nearby. 

1002 Bushwick Ave., #2F, Bushwick 

This no-fee one bedroom, one bath is listed for $2,100. It has hardwood floors, split-unit air conditioning, stainless steel appliances, oversized windows, high ceilings, and a video intercom system. Amenities include a laundry room, bike storage, and courtyard. The Linden-Bushwick Community Garden and Gates Avenue J and Z station are nearby. 

111 Clarkson Ave., #2C, Prospect Lefferts Gardens
