An UWS alcove studio in a co-op doesn't require board approval, for $599,000

This Upper West Side studio, 200 West 108th St., #11E, has lots to recommend it, including a recent renovation, two walk-in closets, and Central Park views. But what many potential buyers will probably like best about this co-op apartment is the fact that there’s no board approval required. That's because the unit is owned by the entity responsible for turning the building from a rental into a co-op. The apartment is listed for $599,000, which is higher than the median asking price for a studio in the neighborhood, $535,000, according to StreetEasy. Notably, it’s been on the market for over 260 days—a veritable lifetime when it comes to NYC real estate. So you'll want to really check it out before you sign on the dotted line.

The living area has wide-plank hardwood flooring, white walls, and large windows. An exposed brick wall by those windows and exposed beams on the ceiling add character, and a mix of overhead lighting and wall sconces help keep the place bright. You're not seeing it furnished, but looks like it could easily accommodate a bed and a couch/seating area.

Just off the living room is an alcove with an additional closet that can be used as a dressing area or an office space. You might be able to squeeze a bed in the alcove, but it would be tight.

The kitchen isn’t huge, but it has full-sized stainless steel appliances (including a dishwasher, which is rare in a studio). It has white cabinets, a white subway-tiled backsplash, and white countertops. There’s also a breakfast bar, which is great since there doesn’t seem to be anywhere else in the apartment to put a dining table.

The bathroom is nice to look at, with white tiles on the walls, a vanity that can hold toiletries, and a modern-looking shower stall with (one assumes) faux wood tiles at the back and a rainfall showerhead.

The studio is in a pet-friendly co-op building close to Columbia. It has a part-time doorman (3 p.m. to 7 a.m.), a live-in super, a bike room, a laundry room, and storage (with a wait list). Transfer taxes will be paid by the buyer. Maintenance is $861 a month.
