This 525-square-foot Prospect Heights studio, 60 Plaza St. E., #3D, might be a good deal for a buyer looking to live in Brooklyn. It’s listed for $389,000, which is significantly lower than the $455,000 median for the borough, according to StreetEasy. And since it’s been on the market for quite some time—more than 200 days—you might even be able to negotiate it down further.

Be sure to ask lots of questions to determine why it's lingered on the market for so long. The answer may have something to do with pricing strategy. A quick glance at the studio's price history on StreetEasy shows the asking price seesawed up and down in recent months.

The studio faces Brooklyn's Grand Army Plaza and is a couple of blocks from Prospect Park. It is also has three closets and lots of prewar details.

You enter the apartment through a large entry foyer that could double as a small dining area. The living area has high ceilings and hardwood floors. There’s room for a seating area with a couch, a chair, and a coffee table.

Across from the living space—beyond a bookcase—is the sleeping area, which currently has a big bed, a dresser, and a pair of nightstands.

The windowed kitchen is small. There's a gas stove, dishwasher, a good number of cabinets, and a backsplash made from penny tiles.

The bathroom also has a window and is much larger than one might expect to find in a studio. There’s enough room for a tub and a separate shower. The yellow tiles on the wall won’t be to everyone’s liking, but they certainly do keep things sunny in here.

The studio is located in a pet-friendly, full-service, 24-hour door-person building with a live-in super, bike room, on-site laundry, private storage (with a waitlist), team of porters, and renovated lobby. It’s three blocks from the 2 and 3 subways. Grand Army Plaza and the Brooklyn Museum are also nearby. Maintenance is $746 a month.
