NYC has more pricey zip codes for buyers than any other U.S. city
- Six of the U.S.’s most expensive zip codes are in NYC, besting LA for top city again
- The #2 and #3 most expensive zips are Sagaponack and Water Mill in Suffolk County

Two-thirds of the U.S.’s most exclusive zip codes saw real estate prices rise and multiple locations set new pricing records this year, according to a new survey.
PropertyShark’s newest ranking of the 100 most expensive zip codes in the U.S. appears to indicate 2024 was a year of “cautious growth for luxury real estate,” wrote Eliza Theiss, senior writer.
This year 67 percent of the country’s 100 most expensive zip codes (representing 121 locations due to a number of ties) saw an increase in median sales prices in 2024. It is a turnaround from 2023, when only 29 percent of zip codes saw an increase due to a general decline in sales and pricing as a result of the Federal Reserve’s interest rate increases in 2022 and 2023.
In comparison, 2024 had a record 15 zip codes had median sale prices of $4 million and above and only 15 below $2 million.
For example, a 4 percent increase in the median sales price for Brooklyn’s Red Hook/Carroll Gardens 11231 zip code landed it on the ranking at #100 at $1.91 million.
PropertyShark calculates median sales price based on closed home sales, not listing prices.
NYC comes out on top
New York City remains the top city for pricey zip codes with six of them—it surpassed the city of Los Angeles last year.
Hudson Square/Soho’s 10013 zip code retook the leading position in NYC with a $3.36 million median sales price, however that is well below its 2017 peak. It is ranked #23 nationally.
Battery Park City’s 10282 and Tribeca’s 10007 were at #2 and #3 for NYC, but saw their median sales prices drop under $3 million.
Two East End zips take #2 and #3
On the East End of Long Island, Sagaponack and Water Mill rank as the #2 and #3 most expensive zip codes in the U.S.
Sagaponack held on to its position at #2 with a $5,950,000 median sales price, despite a weak number of deals and a $2.13 million drop from its record price last year of $8.08 million.
Water Mill saw a new high for its median sales price, jumping 31 percent from last year to $5,885,000 this year.
