If you’re a low- or middle-income New Yorker, you might assume buying an apartment in this exorbitantly expensive city is out of the question. But you should know there are apartments set aside for buyers like you: Housing Development Fund Corporation co-ops.

HDFCs are co-ops priced below market rate with income limits typically capped at 120 to 165 percent of the area median income. The current AMI is $120,100 for a three-person family in New York City, according to the Department of Housing Preservation and Development. This means you won’t compete with higher-earning buyers who can offer to put more money down or pay above the asking price. 

How do you find one of these apartments? Search for “HDFC” on listings sites like StreetEasy. Right now there are about 205 HDFC co-ops on the site, primarily in Upper Manhattan, but there are some available in other parts of Manhattan and Brooklyn. To help with your apartment search, here are five HDFC co-ops for sale under $500,000 in Central Harlem, Hamilton Heights, Hell’s Kitchen, East Harlem, and Hudson Heights.

This one bedroom, one bath is listed for $365,000. Apartment #4B has exposed brick, hardwood floors, moldings, recessed lighting, stainless steel appliances, high ceilings, and three closets. The building has a live-in super, laundry room, and two courtyards. The income limits are $112,080 for one person and $138,840 for two. Monthly maintenance is $497.
