Take It Or Leave It

It's not often we come across a listing at this price point with multiple bedrooms and outdoor space, so this listing piqued our interest. The writeup describes it as a three-bedroom, one-bath with a home office, but it looks more like a two-bedroom with a home office to us (that third bedroom appears rather small). And the small bedroom has built-in floor-to-ceiling wood shelving, giving it a true office vibe.

The apartment is about 1,300 square feet (including the terrace) and is on the second and top floor of a red brick house. Asking price: $3,350, about $500 more than the area median for similarly sized apartments.

So is it worth the extra cost? We asked our experts (and veteran renters), RentHackr founder Zeb Dropkin and freelance writer Lambeth Hochwald, to weigh in with me on this week's Take It or Leave It.

Size: Three-bedroom, one-bath
Location: 1037 Carroll Street  (between Rogers and Bedford)
Cost: $3,350
Flexible layout: Yes
Days on the market: 7
Subway: S, 2,3,4,5 to Franklin Av.

"I love some of the molding details and all the windows in the living room. I don't think this apartment is huge, but it's definitely charming and bright. One bathroom and a climb up are the only downsides I can see. Also there won't be any amenities, of course (given that it's not in a big building)." —Lucy

"This apartment is close to Prospect Park and features a nice street-side second-story patio by the trees. On the downside, it’s more a two-bedroom priced to be a three-bedroom, and there’s only one bathroom. " —Zeb

"If you’ve been dreaming of a sunny space (plus a spacious terrace) and some of the most gorgeous floors we’ve seen in awhile, this Crown Heights three-bed will be right up your alley. And even though it’s a little pricey considering the one-bathroom situation, just think: You’ll be living in one of Brooklyn's hippest 'hoods and you'll be within a quick jog to Prospect Park." —Lambeth

Who would this apartment be perfect for?

"A couple with a baby on the way (how cute is that nursery?). If one of the parents works from home, this would be particularly great." —Lucy

"A small family will make the most of this place, but a couple of roommates who want a home office would fit here, too." —Zeb

"A couple who appreciates a well-thought-out renovation. Even better if one person works from home and can use the cozy office with floor-to-wall custom salvaged wood shelving." —Lambeth

The verdict(s):

TAKE IT "Obviously check out the neighborhood and, if you're moving in with a kid—or kid on the way—make sure you're okay with the stairs. Otherwise, I say jump on it." —Lucy

LEAVE IT "Go for a place with two baths or that is a better deal." —Zeb

TAKE IT "... and get ready to furniture shop at Reclaimed Home—located right down the street on 945-947 Carroll." —Lambeth
