Our building has had a reasonably good live-in super for a number of years. Of late it has come to our attention that he 'helps out' at some smaller buildings down the block. No one seems terribly keen on firing him but I think that, at a minimum, he should be disciplined in some way. Your thoughts on this matter are greatly appreciated.

I live in a small 6-story building with no garbage chute. We have to take our trash and recycling to the basement using the elevator or stairwell. There are a few families in the building whose kids are in diapers and they insist on using the elevator to bring down their diaper pail contents. I don't have to tell you that the smell is unbearable and it lingers. Shouldn't they take the stairs?

My husband and I are friendly with two other couples in our building. We live on the 24th floor and they are next-door neighbors on the 21st. You might think three floors would not make such a difference but lately I feel like a third wheel. We saw them out for drinks together and they didn't invite us, they are planning a vacation together this summer... It is making the times that the three of us are together somewhat awkward. Do I address the issue and, if so, how? We all get along so well!

Dear Ms. Demeanor,
I reside in a pet-friendly building (cats and dogs under 25 lbs.), though I am not a pet owner myself. One can only imagine what the pets are tracking through the lobby, hallways, and elevators and when the weather in inclement, the mess is quite unbelievable and possibly even dangerous. Furthermore, some of the pets are simply poorly behaved and scare the younger residents of our building with their jumping, etc., even when on leash.

I have lived in one of the better buildings on Fifth Avenue for close to 20 years. I enjoy children as much as the next person and raised two in this very apartment, in fact; however, I would never allow my children to make chalk drawings or play hopscotch in front of our building. This has become quite popular of late among some of the younger families in the building, right under the disapproving noses of our wonderful doormen.
