Housing lottery launches for 132 apartments in the Bronx

  • Renters who earn $86,572 to $198,250 are eligible to apply and rents start at $2,525 for a studio
  • The building is part of a three-tower development located on the Mott Haven waterfront

NYC Housing Connect

Housing lottery applications are open for 132 rent-stabilized apartments at a new development in the Mott Haven neighborhood in the Bronx. New Yorkers who earn $86,572 to $198,250 are eligible to apply, depending on the size of the household. Rents start at $2,525 for a studio.

The pet-friendly building at 101 Lincoln Ave. has a gym, game room, co-working space, basketball court, and an outdoor terrace. Developer Brookfield Properties will charge an additional fee for the amenities.

Brookfield’s 26-story tower is part of its three-building, $950 million development on Lincoln Avenue, including apartments, retail, and community space on the Mott Haven waterfront. The complex is located near the Third Avenue—138th Street 6 train subway station. 

The 132 apartments are set aside for New Yorkers earning 130 percent of the area median income (AMI)—a metric that depends on the number of people you live with. Currently the AMI for New York City is $113,000 for a two-person household. The apartments available include studios, one-, and two-bedroom units. 

There are 38 one-bedroom apartments available for households earning $96,858 to $165,230, depending on the number of residents. The rent for these units is set at $2,825.

Applications must be submitted online or postmarked no later than Nov. 16th. The developer will give a general preference toward applicants already living in NYC.
