Seniors-only housing lottery launches for 24 apartments in Astoria, Queens

  • Applicants who earn $55,269 to $122,00 are eligible to apply and rents start at $1,513

NYC Housing Connect

Housing lottery applications are open for 24 rent-stabilized apartments at a new, senior housing development at 26-46 4th St. in Astoria, Queens. New Yorkers who earn $55,269 to $122,000 are eligible to apply, depending on the composition of their household. Rents start at $1,513 for a studio.

Developed by Strategic Capital Metropolitan, the entire eight-story property is set aside for senior residents. Individuals or households interested in applying must include at least one person who is 62 years of age or older at the time of their application. 

The building between 26th and 27th avenues includes a community center, elevator, and outdoor recreation center. It’s located about a mile from the Astoria Boulevard N and W subway station.

Its apartments are set aside for New Yorkers earning up to 80 percent of the area median income (AMI)—a metric that depends on how many people you live with. Currently the AMI for a two-person household in New York City is $113,000. The units available include studios, one-, and two-bedroom apartments. 

There are 13 two-bedroom apartments available for households earning from $70,698 to $122,000. The rent for these apartments is $1,921. 

The developers have set aside 50 percent of the rent-stabilized apartments for applicants who already live in the area. Another 5 percent of the apartments will be preferentially given to NYC employees, and a small percentage of the apartments are also set aside for renters with mobility, vision, and hearing needs. 

Applications must be submitted online or postmarked no later than Sept. 25th.
