Here are the NYC apartments for sale with the deepest price chops in October

  • The UES typically has the most price cuts but saw a slight drop last month

The New York City neighborhoods with the most sellers who reduced their listing prices were all in Manhattan last month according to RealtyHop's monthly report. 

The Upper East Side-Carnegie Hill was the neighborhood with the most cuts, but saw a slight drop to 191 compared to 201 cuts in September. The neighborhood with the second-most cuts was East Midtown-Turtle Bay with 155 drops. The Upper West Side-Lincoln was the third neighborhood with 138 cuts, a slight increase from 135 previously.  

In its monthly price drop report, RealtyHop identifies neighborhoods with the highest total number of price cuts. It also highlights areas with the largest percentage drop in median price, and the largest median dollar price drop.

The apartment with the largest dollar price drop was a two-bedroom, two-bath condo in Lenox Hill with a $2,000,000 cut to $7,800,000. A one bedroom, one bath in Norwood, the Bronx saw the biggest percentage drop with a 28 percent cut to $90,000.

Top 5 NYC addresses with the largest dollar price drop in October

4 East 62nd St., #6, Lenox Hill

This two bedroom, two bath saw a $2,000,000 drop to $7,800,000. The Beaux-Arts condo features wood-burning fireplaces, high ceilings, hardwood floors, moldings, millwork, oversized windows, stainless steel appliances, central air, and in-unit laundry. Amenities include a doorman, porters, and concierge.

200 Central Park South, #15D, Theater District 

This one bedroom, one bath saw a $650,000 cut to $3,000,000. The co-op has parquet floors, moldings, floor-to-ceiling windows, walk-in closets, a balcony, and powder room. Amenities include a doorman, concierge, gym, and roof deck.

21-16 45th Rd., Long Island City

The semi-detached multifamily saw a $600,000 cut to $2,198,000. The house can be for one or two families and a recent house inspection is available upon request.

416 West 52nd St., #TH323, Hell's Kitchen

This one bedroom, two bath saw a $495,000 cut to $1,950,000. It has high ceilings, hardwood floors, stainless steel appliances, oversized windows, recessed lighting, and a multi-zone HVAC system. The building has a fitness center, residents lounge, and a courtyard with a Koi pond.

781 Fifth Ave., #2804, Lenox Hill 

This two bedroom, two bath saw a $495,000 cut to $1,900,000. Apartment #2804 has a foyer, high ceilings, oversized windows, moldings, built-ins, and central air. Located in The Sherry-Netherland, amenities include housekeeping service, a doorman, and security.

3176 Decatur Ave., #6J, Norwood

This one bedroom, one bath saw a 28 percent cut to $90,000. It has hardwood floors, ceiling fans, white appliances, and a windowed bath. The building has a lobby and laundry room.

61-09 39th Ave., #F5, Woodside

This one bedroom, one bath saw a 25 percent cut to $450,000. Apartment #F5 has stainless steel appliances, a dishwasher, hardwood floors, three closets, and high ceilings. The apartment is going to auction on November 17th.

66 Madison Ave., #11K, NoMad

This one bedroom, one bath saw a 24 percent cut to $450,000. Apartment #11K has hardwood floors, high ceilings, recessed lighting, built-ins, stainless steel appliances, and granite countertops. The building has laundry rooms on every floor. 

107-06 Queens Blvd., #4A, Forest Hills

This two bedroom, two bath saw a 24 percent drop to $1,299,000. It has oversized windows, hardwood floors, stainless steel appliances, a breakfast bar, a Bosch washer and dryer, central air, and a terrace. The building has a virtual doorman, courtyard, and gym.

211-40 18th Ave., #6F, Bayside

This two bedroom, two bath saw a 23 percent drop to $299,000. The co-op walk-in closets, several windows, and needs a gut renovation according to the listing. The building has a laundry room.
