The building at 1164 River Ave. in the Bronx was constructed through a program aimed at helping New Yorkers with extremely low incomes.

Applications are open through the affordable housing lottery for 225 newly constructed apartments at River Crest Apartments, 1164 River Ave., in the Bronx. Applicants need to meet income eligibility requirements set at between 30 and 80 percent of the area median income.

The rent-stabilized apartments are a mix of studios, one, two, and three bedrooms set aside for people in income brackets from $15,429 to $132,400. Household sizes range between one to seven people and rents start at $375 a month for a studio.

There are 12 one-bedroom apartments available for tenants with incomes between $33,068 and $60,050 and households of up to three people. The rent for these apartments is $881.

The building has a no pet policy (unless you need a service animal to help with a disability). There is a recreation room and assigned parking spaces in the complex. The nearest subway is 167 Street Station, where you can catch the B, D, and 4 trains. Bus accessibility includes the Bx1, Bx2, and Bx35. Yankee Stadium is a couple of blocks away, so is The Bronx Museum of the Arts.

The building has a shared laundry room and free broadband internet. Tenants will have to pay for electricity. The developers have set aside 50 percent of the affordable apartments for those who live in the community. So, if you live in Bronx Community Board 4, you have a higher chance of being accepted as long as you meet the eligibility requirements. There is also a 5 percent preference for NYC employees. A small percentage of apartments are also set aside for tenants with additional mobility or vision and hearing needs.

Applications must be submitted online or postmarked no later than June 27th.

If you’re interested and think you might qualify for one of these apartments, you can create a profile and apply online via NYC Housing Connect. For details on this particular lottery, click here. Don’t apply more than once or you could be disqualified.

Winning one of these rent-stabilized apartments can be life changing: Rent increases are capped and lease renewals are automatic, providing long-term affordability for NYC renters.
