5 rentals with a working fireplace, for under $4,000 a month
Now that the weather’s turned frigid, the idea of warming up in front of a roaring fire likely sounds absolutely divine. But if you're looking for a rental, you probably won’t be able to find an apartment in New York City with a working fireplace that you can call your own, right? Wrong.
They aren’t widely prevalent, but working fireplaces can absolutely be found in some rental listings.
One reason they're scarce: As of 2014, NYC building code prohibits the creation of new wood-burning fireplaces because of environmental concerns. (Gas fireplaces can still be installed.)
And in order to protect the environment, the ban also placed a restriction on New Yorkers with existing wood-burning fireplaces. Only wood with a moisture content of 20 percent or less can be used in NYC fireplaces, because drier fuel releases fewer toxins into the air, so keep this in mind if your new apartment comes with a fireplace. Wood from Home Depot, Lowe's, and even the corner bodega is usually safe to use.
Here are five NYC rentals with working fireplaces that could be yours—all listed for under $4,000 a month (and some are a lot less).
174 East 90th St., #1A, Carnegie Hill
Asking $2,945 a month, this one-bedroom duplex (also pictured at top) has a bathroom on each floor, lots of closets, high ceilings, a wood-burning fireplace on the first floor, and a garden. It’s located in a five-story rental building with on-site laundry and a live-in super.
2 Horatio St., #016, West Village
This $3,750-a-month studio has hardwood floors, crown moldings, beamed ceilings, built-ins, a windowed kitchen with stainless steel appliances and a dishwasher, two walk-in closets, high ceilings, and a wood-burning fireplace. The apartment, which will be delivered furnished, is in a pet-friendly, luxury doorman building with a live-in super, bike room, and on-site laundry.
310 East 44th St., #1604, Turtle Bay
Listed for $3,835 a month (for a 19-month lease), this one-bedroom, one-bath duplex has high ceilings, lots of closets, a dishwasher in the kitchen, and a working wood-burning fireplace. It’s in The Beaux Arts, a landmarked, renovated hotel built in 1929 with on-site laundry, a gym, and a concierge. There’s no broker’s fee.
59 West 12th St., #3B, Greenwich Village
This 575-square-foot studio was recently updated and is available for $3,850 a month. The north-facing apartment has a wood-burning fireplace, hardwood floors, high, beamed ceilings, and a windowed kitchen with a dishwasher. It’s located in a condo building with a doorman, bike room, children’s playroom, live-in super, and on-site laundry. Board approval is required. Guarantors are allowed.
445 17th St., #2R, Park Slope
This one-bedroom, one-bath apartment (which is available furnished or unfurnished) for $2,400 a month. Features include exposed brick, hardwood floors, a large walk-in closet, and a working wood-burning fireplace. It’s in a three-story rental building with a bike room and free laundry.
