This one-bedroom, one-bath apartment, 123 Linden Blvd., #5V, located in the new PLG building in the Flatbush area of Brooklyn, has a lot of amenities, but you are going to have to pay for them.

The listing is asking $2,492—note this is the net-effective rent for a 12-month lease with one and a half months free. The rent you’ll actually be paying $2,848—and it is priced considerably higher than the area’s median asking rent for one bedrooms, which is $1,960, according to Streeteasy. There is no fee.

However, you’re paying for access to over 50,000 square feet of amenities including both indoor and outdoor pools, indoor and outdoor gyms, a dog run, sauna, golf-simulator, on-site parking, and concierge service—just to name a few. So, you may be able to cut down on other bills like your gym membership in exchange for the extra rent.

For a limited time, the building management is waiving the amenity fees for the first lease term, and up to two years on a two-year lease.

There’s a total of 467 units in the 26-story building, so you’ll be sharing the amenities with plenty of neighbors.

The apartment is a good find for New Yorkers who have been priced out of Downtown Brooklyn and Williamsburg but still want to live in the borough, because the median rent for one-bedroom apartments in those neighborhoods are $3,278 and $3,508, respectively, according to Streeteasy.

Nearby, you will find lots of restaurants including Bonafini and ZuriLee, a pizzeria that serves up unique toppings like Angus lamb. You can walk off your decadent meals in nearby Prospect Park, which is less than a 15-minute walk from the building. When it comes to transportation, the 2, 5, B, and Q lines are all within walking distance.
