A compact UES two bedroom with high-end finishes for $1,850,000, no board approval required

Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. For more information, check out "Everything you ever wanted to know about sponsor apartments but were afraid to ask."
Some bold decor decisions went into the renovation of this two-bedroom, two-bathroom co-op, 56 East 87th St., #4D, in Carnegie Hill. The bathrooms are clad in imported Italian tile with zebra stripes in one and a shimmering zig-zag pattern in the other. The floors in the living area and bathrooms are finished with high-gloss tile and are heated.
The asking price for the unit is $1,850,000, which is below the current median of $2,250,000 for two-bedroom apartments in this part of Manhattan's Upper East Side. The last two-bedroom unit to sell in the building changed hands for $1,450,000 in 2016.
A tiled kitchen floor isn't very forgiving if you drop a plate and it can be slippery when wet, but if it's a high-end modern look you're going for with turn-key convenience, this apartment has it all (except perhaps, storage). The appliances are from high-end brands including Wolf, SubZero, and Miele. A built-in breakfast bar with pendant lights is set up for entertaining and the kitchen has plenty of cabinets.
Glossy built-ins in the living room complement the black and white decor theme. The living area is open to the kitchen and well-lit with recessed lighting.
Both bathrooms have windows, heated floors, glossy white vanities, and smart toilets with remotes. There's a washer-dryer opposite the double vanity in the second bathroom.
The master bedroom has a built-in closet as a walk-through to the en suite bathroom. The hardwood flooring is a softer decor choice for the bedrooms.
The second bedroom doesn't have a closet and is slightly smaller than the master.
The layout gives a sense of what storage the unit has—which isn't much. There's a closet with double doors by the entrance and one of the building amenities is an additional storage unit for residents. Other amenities include a bike room, an on-site super, and shared laundry facilities. Monthly maintenance is $1,789 and pets require board approval.
