A modern two bedroom in Crown Heights, with a balcony and shared roof deck, for $950,000

This two-bedroom condo, 764 Bergen St., #4B, is on the border between Crown Heights and Prospect Heights in Brooklyn. It sold last year for $799,000 and is back on the market now for $950,000. These numbers track with the Douglas Elliman's second-quarter market report, which saw the median sales price in Brooklyn hitting a new record. However, that doesn't necessarily mean units are moving very fast. In fact the number of sales fell for the sixth, straight quarter.

This unit is priced below the current median of $1,026,500, for similar-sized units in Crown Heights. The pet-friendly building, The Bergendy, is fairly new, completed in 2017 and amenities include storage, a virtual doorman and a shared roof deck. Monthly common charges are $322 and monthly taxes amount to $641.

The modern kitchen has a gas stove and oven, a dishwasher, microwave, and double-door refrigerator. There's plenty of cabinets and a granite countertop with a subway tile backsplash. A large island separates the kitchen prep area from the living room, which is all open plan.

The unit has light oak hardwood floors and the sitting room faces south, the best orientation for natural light. Sliding glass doors provide access from the living room to a private balcony overlooking neighboring backyards.

The larger of the two bedrooms is directly off the living room and has a spacious walk-in closet but no en-suite.

The layout has a neat symmetry and the smaller second bedroom is on the other side of the living room, closest to the bathroom.

Although the wall tile in the bath is not identical to the kitchen, the similar style and color pull the aesthetic of the apartment together. The bath has a tub, shower head, recessed shelving, and a floating vanity.

A washer/dryer is installed in a closet between the bathroom and the kitchen. The listing photos also show the master bedroom's walk-in closet.

The building has 16 apartment and unit #4B is on the top floor. Above is a shared roof deck with artificial turf.

It's a 10-minute walk to the subway where you can catch the A, C, S, 2, 3, and 4 trains. Two nearby trains stops have elevators and are accessible for people with wheelchairs and strollers. There's no planned construction in the area for at least the next 12 months.
