A Yorkville one bedroom with a bonus room and common charges paid for three years, asking $1,580,000

The Upper East Side should be your first stop if you're on the hunt for a new apartment in Manhattan. It recently topped Brick Underground's list of the best Manhattan neighborhood's for first-time buyers and the median sales price for the neighborhood was down $100,000 in the first quarter of 2019, year over year. 

This one-bedroom unit, 389 East 89th St., #7G, in the Yorkville neighborhood of the UES, is offered at $1,580,000. That's well above the median price of $740,000 for one bedrooms in the area, however, it is being offered with three years of paid common charges on contracts signed before June 30th, 2019. It's a sign the sponsors are motivated and it might be a hint that they are willing to make other concessions, like paying the transfer tax, which in new development is usually shouldered by the buyer.

The apartment has a small galley kitchen with a breakfast bar, which is open to the living room. The cabinetry has a lacquered finish. The kitchen has stainless steel Miele appliances and white marble countertops and backsplash.

The living room benefits from a corner window plus there's an additional window throwing light into the dining area. The views look fairly expansive but it's possible new construction in the area may change that.

The bedroom is off the living room and has a walk-in closet and an en suite bathroom.

As well as the en suite, there's a second bathroom near the entrance to the apartment which contains the unit's washer/dryer.

Tantalizingly there are no pictures of the bonus room or library (as it is described in the layout). The room can't be considered a legal bedroom because it lacks a window but it does have a closet. 

The Second Avenue subway has made commutes faster and more pleasant for residents, and it's a 10-minute walk to 86th Street for the Q train. A ferry route connects East 90th Street to Midtown, Wall Street and you'll find lots of Citi Bike stations nearby. Upgrades to the East River Esplanade are coming over the next few years, as part of a larger effort to improve the waterfront area.
