A Greenpoint studio with a finished cellar, and a seller willing to pay transfer taxes, for $599,000

Despite its rather high $599,000 asking price—the median price for a Brooklyn studio is $475,000, according to StreetEasy—this Greenpoint studio duplex, 282A Nassau Ave., #1A, is definitely worth a look (yes, it's duplex apartment, more on that in a moment). And while the price is steep, you should know that the seller is offering to cover city and state transfer taxes for any contract signed by the end of this month, which will definitely soften the blow. There are also one-and-a-half bathrooms, a rarity for a studio.

The striking upper level has the living area and a kitchenette, as well as a full bath.

The living space is lovely and bright, with high ceilings, large windows, recessed lighting, light-colored hardwood floors, and room for an L-shaped sectional couch, as well a flat-screen TV suspended above a stylish wood stand.

The kitchen is tiny and has only a trifling amount of counter space, but it has a decent number of white Shaker cabinets and full-sized stainless steel appliances (including a dishwasher, not always a given in a studio). A tasteful herringbone glass backsplash adds more detail.

Right across from the kitchen wall is a petite space that’s currently being used as a dining area. There’s room for a small round table and four chairs.

The full bathroom on this level is lovely, and has floor-to-ceiling slate-gray tiles, a soaking tub with a rainfall showerhead, and a white vanity with lots of storage space.

Head down the spiral staircase to what is being called a “recreation room” on the floor plan. Because it’s located in the cellar, it’s not considered a legal bedroom in NYC. Regardless, it’s currently being used as one, and is home to a large bed and another flat-screen.

Naturally, because it is a cellar, there aren’t any windows down here, but it’s still fairly bright thanks to two skylights, as well as more recessed lighting atop the bed. This level also has two-toned wood flooring with an appealing distressed look, an in-unit washer and dryer, and a half-bathroom (meaning that anyone sleeping down here won’t have to head up the cold stairwell when they need to use the facilities in the dark of night).

The studio is in Mylo House, a pet-friendly boutique condo complex with 21 residences across three buildings. It’s a few blocks from McGolrick Park, a low-key dog-friendly park with a gated play area and a farmer’s market on Sundays, and close to the G train stop at Nassau Avenue. Common charges are $350 a month. Taxes are $413 a month.
