Sales in New York City’s best-selling condo buildings dip for the first half of 2018

Property Shark released a new report listing the top 10 best-selling residential buildings in New York City for the first half of 2018. The report focused on newly developed condo buildings.
Just 537 apartments traded in the top 11 buildings (there was a tie for 10th place). By comparison, even with the added development, that’s one-third of what sold for all of 2017, and just 74 more than sold in a single building last year, according to the company’s 2017 report.
That building, which came in on top for both reports, is The Grand at Sky View Parc, in Flushing, Queens (pictured above). For the first half of 2018, 98 apartments sold at a median price of $972,500 (compared to 463 for all of 2017). Built in 2015, the development is one of the largest mixed-use projects in the borough.
Queens also took the second spot the first half of this year with 66 apartments sold at the Dutch LIC, with a media sales price of $807,293. Amenities include a common roof terrace and fitness center. Manhattan secured the third spot with 64 apartments sold at the luxury Steiner East Village, at a median sales price of $2,305,471. Amenities include bronze window frames, a library, swimming pool, and gym.
Overall, five Brooklyn buildings made the list, followed by three in Queens and three in Manhattan. Median sales prices ranged from $501,930-$5,044,334.
This downward trend is not surprising, given that apartment sales in general have slowed in New York City over the past year, particularly for condos, which dipped 21 percent year-over-year for the number of sales in the second quarter, according to a recent Douglas Elliman report.
