A Rockaways four bedroom for $1 million, if you don’t mind the commute
Property Shark released a report this week on neighborhoods in New York City where you can still find an apartment for less than $500 per square foot. Not surprisingly, only one neighborhood in Manhattan made the list: Washington Heights. But the other boroughs faired better, especially if you don’t mind a longer commute.
The neighborhoods in the Rockaways turned out to have some of the best deals on the market. This four-bedroom, two-bath duplex in Belle Harbor, 176 Beach 127th Street, #B, is going for $447 per square foot, or $999,000. Even though it’s priced above the area’s average price per square foot of $410, according to StreetEasy, it’s new, bright, spacious (at 2,233 square feet), and has five outdoor spaces.
The condo has exposures from all directions and oversized windows, so natural light will not be a problem. The main living area, located on the second floor of the building, is open plan, with enough space for a dining island off the kitchen, and a large separate dining table. The island and kitchen countertops are made of Carrara marble. There’s a terrace off the living room area.
This main floor also includes two bedrooms, one of which has a balcony; a full bath; and a washer/dryer.
The other two bedrooms are on the “attic” level, where there’s another full bath, plenty of closet spaces, and a storage nook. Each bedroom has its own terrace.
Here are the two bathrooms. The upstairs master bath has a double sink.
In addition to four balconies/terraces—which have ocean views and, according to the listing, a partial skyline view—there’s a back yard.
The apartment also has private parking, central AC, a separate private storage room, and radiant outdoor stairs, so no need to worry about shoveling snow there.
The beach is less than a block away. It’s an 11-block walk (or bus ride) to the A and S trains at Rockaway Park Station-Beach 116th Street. NYC Ferry service expanded to the Rockaways last year, making stops in Sunset Park at the Brooklyn Army Terminal and at Wall Street’s Pier 11. The landing is at Beach 108th Street and Beach Channel Drive.
