5 homes for sale in Louisville, Kentucky, where the price of an NYC condo will get you a mansion
The path from New York to Louisville, Kentucky isn't the most well-trodden one, but Kentucky's largest city is a thriving metropolis with lots to see and do. Louisville is home to exquisite parks (designed by Frederick Law Olmsted, of Central Park fame), a vibrant culinary scene, distinctive neighborhoods, good bourbon, and, of course, the Kentucky Derby, which is a time for sharp dressing and merrymaking even if you don't care about the horse race.
Housing costs in the city are much lower than what New Yorkers are begrudgingly used to, with median home prices clocking in at $119,600. And for a bit more than that, you can find veritable mansions in some of the city's most beautiful neighborhoods, including the Highlands and Old Louisville.
If any of that sounds appealing to you, here's a taste of what's out there.
2539 Cherokee Pkwy, The Highlands
The owners of this four-bedroom, four-bath house in the Highlands section (also pictured at top) have made a lot of upgrades, including heated towel racks and heated tile floors in the en-suite master bathroom, and bar seating and stainless-steel appliances in the kitchen. Other highlights include a custom stained-glass window in the formal dining room, a wood-burning fireplace in the living room, a backyard, and a deck. The house is across the street from Cherokee Park, a beloved, 500-acre green space designed by Olmsted, and Bardstown Road, which for the few miles that it runs through the neighborhood is dotted with bars, cafes, restaurants, and independent businesses. The asking price is $569,900.
1154 South Third St., Old Louisville
This updated Victorian mansion is a five-bedroom, four-bath masterpiece. Highlights include Tiffany stained glass, heart-pine floors, and a fabric wall mural installed when the house was built in 1884. Old Louisville is centrally located between downtown and the University of Louisville, and it's rich in spectacular Victorian architecture. The house is listed for $629,000, less than half the price of a typical Manhattan apartment.
638 Camp St., Shelby Park
For folks seeking more affordable digs, this starter house in Shelby Park, between Old Louisville and the Highlands, has two bedrooms, two baths, and an extremely cool blue sliding barn door. Other highlights include a brand-new kitchen, bamboo flooring, and a large backyard. The neighborhood has been seeing new investment lately, as crime has decreased and new businesses have opened up. This has prompted familiar concerns about gentrification. The house is listed for $144,900.
60 Indian Hills Trail, Indian Hills
New York's so-called masters of the universe gravitate towards addresses like Park Avenue and Sutton Place. In Louisville, they can be found in the suburb of Indian Hills, to name one. The community, just a 10-minute drive from downtown, is home to some of the highest income earners in the state, and the houses look it. This estate backs up on the Louisville Country Club, and the house has five bedrooms and three baths. There's a 12-seat dining room, several fireplaces, vaulted ceilings, a terrace, and trees all around. The kitchen has an island and double ovens, as well as a small eat-in area. The listing price is $564,900.
309 E Market St., #404, Downtown
Apartment living isn't exactly a way of life in Louisville, but if you can't bear to give it up and want to be walking distance from downtown offices, sports games, and concerts, as well as bars and restaurants just beyond the Ohio River bridge on East Market, this high-end one-bedroom loft might be more your speed. (It's also close to Louisville's once state-of-the-art skatepark, which is open 24 hours a day.)
Situated in a former commercial building built back in 1889, this loft has an open floor plan with high ceilings, a private bedroom, huge windows, and a kitchen outfitted with granite countertops and stainless-steel appliances. It's listed for $289,000, which may be tough to stomach knowing that there are legions of move-in ready houses for sale a little further out for under $150,000. But to each her own.
