The living room is about as spacious as it gets in this compact apartment, but it's in the middle of everything.

This 20th-floor condop rental in the Flatiron District is conveniently located and looks to be nicely renovated. It's a two bedroom, two bath, with a dramatic balcony off the living room, sticking out over Lexington Avenue. The building has a doorman, a pool, a roof deck, laundry, and a gym, and the apartment is listed for $4,500 a month.

So is the apartment worth it?

Pros and cons

"At 850 square feet, this apartment has a lot of rooms packed into not a lot of space. The kitchen has no window, and the second bedroom is barely big enough to fit the sofa and desk that are in there now. But this is Manhattan, and what do you expect from an apartment walking distance from the Empire State Building? The rent is up there, but it's well below the $6,900 median rent for a two bedroom in the neighborhood, and the balcony looks like a picturesque place to get some air/tame your fear of heights."—Nathan Tempey

"If hotel-like living is for you, this  two-bed is pretty much a slam dunk. And, at $4,500 per month you're getting a deal thanks to the balcony, to-die-for views from 20 floors up, and pool. On the flip side, that second bedroom is a bit tight at nine-feet-by-nine-feet, and there are no pets allowed in this building."—Lambeth Hochwald

"Pros: A 20th-floor space with views, and in a building with pool, roof deck, and gym. The bathroom, bedroom, and living room look serene and thoughtfully designed. The designers seem to have whiffed on the kitchen though—it went from Mad Men to Mad Max."Constantine Valhouli

It's a market-rate condop, so the owner could decide to get rid of you or jack up the rent anytime, and if you're going to be in New York for a while, you could be spending this on a mortgage."Nathan
