5 Downtown Brooklyn apartments renting for less than $3,500

One of the fastest-developing neighborhoods in the city is Downtown Brooklyn, where new, high-end rental towers are sprouting practically everywhere you turn thanks to a mid-2000s rezoning that was supposed to bring new office space to the area. These apartment buildings typically offer loads of amenities, plus shops and restaurants on their lower floors. One standout is the City Point complex on the site of the former Albee Square Mall, which has an Alamo Drafthouse movie theater, a Trader Joe's, a food hall, a Century 21 and a Target at its base.

You can see why real estate investors are putting their money here. The neighborhood is served by a whopping 11 subway lines and the nearby Long Island Railroad at Atlantic Terminal. For entertainment, there's the Barclays Center and the BAM Cultural District a short walk away, and additional shopping and restaurants on Smith Street and Atlantic Avenue.

Here are five apartments in several new or newly renovated buildings in Downtown Brooklyn (okay, one's a few blocks away) that you can rent for $3,500 or less each month. Most have no broker’s fee. They're not cheap, but there's a lot of similar rental inventory in this one neighborhood, which means developers are anxious to fill these apartments, and they may be willing to cut some deals. So if you end up looking at one of these places, don't be afraid to try to negotiate some concessions.

City Tower at 10 City Point, #21D

This one bedroom is listed for $3,010 a month, and has large windows, a walk-in closet, a washer/dryer, and a dishwasher. The building has a doorman, a gym, a lounge, a basketball court, a 24-hour concierge, a roof deck, and an event space. There’s no broker’s fee and the lease is for 13 months, with one month free.

Listed for $3,500 a month, this one bedroom is actually just to the east of Flatbush Avenue in Fort Greene. The apartment has oak-plank wood floors, central air, stainless steel appliances, and views of the skyline. The building has fitness classes, an outdoor movie screening area, a demo kitchen, a barbecue area, a billiards room, a roof deck, and a lounge. The lease is 13 months with one month free and no broker’s fee.

The apartment is in The Azure, a 28-story building with a 10,000-square-foot gym with personal trainers, a terrace, a lounge, an outdoor amphitheater, and a coffee shop.

It’s in the Offerman House, a former 1890s department store. The building has a doorman, a communal office area, a media room, a party room, and a gym. There’s also a roof deck with private cabanas and a hammock garden. There’s no broker’s fee.

This studio is listed for $2,700 a month. It has Brazilian walnut flooring, stainless-steel appliances, floor-to-ceiling windows, a banquette with storage, central air and heat, and a private terrace. It’s in The Toren, a luxury building with a doorman, a yoga studio, a pool and a 2,000-square-foot gym. It is across Flatbush from City Point.
