The Greenpoint is a new, combination condo and discounted-rental apartment building on the East River.

Applications open today for 140 below-market-rate apartments in Greenpoint through the city housing lottery.

The apartments are studios and one and two bedrooms in a new building at 23 India St. They are set aside for households making n $ 22,903-$57,240, with studios starting at $613 a month for the lower income bracket.

The apartments seem to be in The Greenpoint, a luxury condo building at the East River end of India Street. The building is described as having laundry on every floor and a community room (no word on if lottery renters will get access to the building's more lavish amenities). It's steps from an East River Ferry dock, and about five blocks from the Greenpoint Avenue G station.

The 40-story tower sticks out like a sore thumb as the first building anywhere near its size or swankiness on the Greenpoint waterfront. The upper floors offer panoramic views, but the rentals will be confined to the lower floors, Curbed reports. Still, many of those are likely to get good light.
