The apartment is newly renovated, and the kitchen is spacious.

The $4,000 the landlord is seeking for this three-bedroom, one-and-a-half bath floor-through apartment in Astoria is well above the neighborhood median listing rent of $2,800. But the apartment comes recently renovated, looks spacious, and includes access to a finished basement. It's about six blocks from two different N and W stops, and about the same distance to Astoria Park.

The listing also notes that the house is zoned for PS 122, which has above-average test scores.

So, is it worth it?

As always when weighing New York City apartment listings, we turn to our Take It Or Leave It experts—myself, Constantine Valhouli, founder of real estate research and analytics firm NeighborhoodX, and freelance writer Lambeth Hochwald.

First, here are the basics:

Location: 23-70 26th St., #1F, Astoria

Pros and cons

"At 1,400 square feet, the apartment is somewhat spacious, but a lot of that is concentrated in the basement and kitchen/living area. The bedrooms are bright and neatly painted, but they're small. The washer and dryer are a plus, and you could do a lot with the basement, but the rent is awfully high."—Nathan

"Nice reno job whoever modernized this Astoria three-bed apartment, and props for adding a gleaming white kitchen island. On the flip side, it'd be nice to get more of this two-story townhouse for $4,000 a month."—Lambeth

"Visually, this reads like an entire house. The full floor plus finished basement has a thoughtful renovation, from the floors to the more substantial millwork and the understated tiles and colors. The team did a great job here. This is a place you'd be happy to call home. Also, it's not in a flood zone.

On the down side, there's only one full and one partial bathroom for three bedrooms. Some of that extra space or basement might have been better used to make a second full bathroom."—Constantine

Who it's perfect for

"A family with young kids, or people in need of a workspace who don't mind toiling without a lot of natural light."—Nathan

"A small family ready to try out this lively Queens neighborhood."—Lambeth

"Anyone working in Midtown."—Constantine

Take it or leave it?

LEAVE IT. "Unless the basement or the school is a game changer for you, it's too expensive."—Nathan

TAKE IT. "Take it and get ready to fall in love with the neighborhood, and the N and W trains."—Lambeth

TAKE IT. "At $4,000 per month for a 3BR, this works out to under $1,350 per person for roommates. And for a gorgeous place."—Constantine
