This two-bedroom rental near the East River on the Lower East Side comes with views of the Manhattan Bridge from a balcony, as well as lots of luxury touches, in a building with lots of amenities. The apartment has stainless steel appliances and Restoration Hardware fixtures in the bathroom. The balcony faces the East River, according to the listing photos. The building has a roof deck in progress, a laundry room, a gym, a lounge, on-site parking, and a full-time doorman.

The unit is listed for $4,100 a month once you factor in a month free on an 18-month lease.

It's advertised as a potential three bedroom, but would work best as a two bedroom if the renters want a living room.

As always when weighing New York City apartment listings, we turn to our Take It Or Leave It experts—myself, Constantine Valhouli, founder of real estate research and analytics firm NeighborhoodX, and freelance writer Lambeth Hochwald.

Pros and cons

"The location is great, in my opinion. Mission Chinese Food is close by and it's just far enough away from the center of the Lower East Side for it to be somewhat chill. Also: parking! A definite con for me is the kitchen, which lacks a window and character."—Georgia

"The pros include a gym, roof deck, and a spacious and 'affordable' apartment in Lower Manhattan. Also, it's not terribly far from the train. A con is that the building is in Flood Zone 1, the most vulnerable area."—Constantine

"Holy pretty reno, Batman. This $4,100 two-bed is certainly move-in ready and the outdoor space is a bonus but there are way more red flags than positives about this apartment, unfortunately. For starters, the layout is awkward, with bath just off the master bedroom, making this an awkward configuration for anyone but a couple. And then there's the location. Your neighbor? The FDR Drive which is literally across the street from this building."—Lambeth

Who this apartment would be perfect for

"Roommates (with high income) who like to entertain and hang out at the local bars and restaurants."—Georgia

"Roommates who work in finance and who would like to live close to the nightlife center of the LES."—Constantine

"A couple (with a car) who love the Lower East Side and want to hop on the FDR quickly to either explore or get out of town fast."—Lambeth

The verdict

TAKE IT "The price isn't bad considering the new finishes and the amenities."—Georgia

TAKE IT "But see if the landlord is willing to go a bit lower on the rent. Note that the advertised rent includes one month free for an 18-month lease."—Constantine

LEAVE IT "The only subway nearby, the F, is a quarter-mile away."—Lambeth
