This UWS brownstone co-op has some serious outdoor space
If outdoor space is paramount for you in searching for a new apartment, check out this $895,000 Upper West Side one-bedroom co-op in a brownstone at 47 West 76th St. The apartment offers a 390-square-foot terrace that looks to be almost as large as the unit it’s attached to.
But you'll have to be willing to climb: We suspect the apartment, unit number 8 out of 10, is several flights up in the four-and-a-half-story brownstone.
The 1890s-era building is just off of Central Park. The living room has an exposed brick wall, 10-foot beamed ceilings, the original mantel, a wood-burning fireplace, and oak floors. The space looks to be in excellent condition, especially for an older unit. But with just a single narrow window on the right and a slim door leading to the balcony on the left, chances are that the room isn’t going to get great light.
The kitchen looks small yet functional, with a large Sub-Zero fridge and lots of cabinets for a space this compact. The black range seems a little out of place next to the stainless steel refrigerator, but if it works, it may make sense to keep it. Most concerning is that there isn’t a heck of a lot of counter space in here, so serious cooks may want to think twice before committing.
The bedroom is also tiny, but seems to fit the basics: a bed and a dresser. A smaller bed might be a good idea in here, though. It’ll make the room feel bigger and give occupants a little more wiggle room to get in and out.
There aren’t any photos of the bathroom, but the listing says that it’s been renovated, so hopefully it’s in good shape.
The self-managed co-op has 10 units, a central laundry room and deeded storage. Maintenance is $832 a month. Pets are permitted, but on a case-by-case basis.
