Far Rockaway apartments—including studios that start at $653/month—are up for the taking, if you qualify
Applications have opened for 100 new rentals in the Rockaways, per a recently posted listing on NYC Housing Connect. The apartments are located 44-19 Rockaway Beach Boulevard in the Edgemere section of the Far Rockaways in Queens.
Most notable about this project spearheaded by Triangle Equities and the Bluestone Organization is its devotion to eco-friendly construction; it's a "passive house" development, which means it adheres to the tenets of ultra-energy-efficiency building. "Buildings built to passive house standards have been found to reduce the need for conventional heating systems by as much as 90 percent compared to standard non-energy efficient buildings," one expert explained to us in an article on passive house we ran earlier this year.
Not only will apartments in this building be affordable, they'll also be environmentally mindful: Per the Beach Green Dunes website, the building, which opens mid-2017, will have "insulated concrete wall construction," a specially deisgned ventilation system, rooftop solar panels, and a "backup emergency generator for life/safety systems."
All these, plus studios starting at $653 a month, as well as dozens of one-bedrooms, and two-bedrooms for renters with incomes ranging from $23,726 to $94,590, depending on apartment and family size. The building itself will also have a fitness center, laundry room, video security, terraces, on-site parking, and more.
As usual for these types of listings, preference for half of the apartments will go to current neighborhood residents, which in this case means residents of Queens' Community Board 14. If you're interested, move quickly—the deadline for applications is February 6, 2017.
You can apply online via NYC Housing Connect, or request a paper application by sending a self-addressed envelope to: Beach Green Dunes, 90-11 160th St. Suite 100 Jamaica, NY 11432. But be careful not to do both—submitting duplicate applications could disqualify you from the lottery.
