New rental developments coming soon to Queens, Staten Island and the Bronx

Developers are flocking to the boroughs - especially to Queens - and adding new and exciting inventory to the rental market.

New development rentals aren't just rising in Brooklyn or Manhattan (though they do have more of them). The other boroughs are seeing their share, too. Like many other projects, plenty are amenity-heavy, kicking in renters’ incentives, highly desirable parking options, and increasingly unusual features like urban gardens and even an apiary (!). 

Queens

The Independent

Contains 48 units, a gym, lounge, courtyard with Grill and roof deck with outdoor shower. They also have bike storage and storage units available.

Availability: Leasing launch is slated for late September, with occupancy late October.

Developer: Meadow Partners; MNS is handling the marketing and leasing.

Astoria Central

110 units comprised of studios, one-, two-, and three-bedroom apartments, some featuring private outdoor space. Amenities include a lounge, gym, courtyard/terrace with barbecue grills and a yoga studio. Additionally, Astoria Central will include 22,925 square feet of retail space and 133 subterranean parking spaces.

There are two landscaped and furnished two rooftops, one with a pool.

Pricing: Prices will range from mid to high $2,000s for studios, low- to high-$3,000s for one-bedrooms, and mid-$4,000s to mid-$5,000’s for two-bedrooms.

44-72 Eleventh

105-unit pet friendly building with amenities including bike storage, a fitness center, a virtual doorman, a landscaped courtyard, laundry rooms, on-site parking, and available off-site storage.

Pricing: Prices will start at $2,250 for studios, $3,050 for one-bedrooms, and $3,895 for two-bedrooms.

Availability: Occupancy started in July.

132 rentals in a 30-story, mixed-use tower with a public parking garage, and a 160-room Courtyard by Marriott hotel. Amenities include a fitness center, residents’ lounge, rooftop sun deck, catering kitchen, private storage, and bicycle storage.
