Small Wonder

Squeezing into a studio may be worth it when it comes with a backyard like this one

It's relatively rare to track down a studio that comes with its own outdoor space, but if you're looking to live solo and get regular doses of vitamin D, this Upper East Side studio marketed by Halstead might just fit the bill.

The living area doesn't look like much at the moment, but it's got some potential as a canvas for a resident with a vision.

As you can see, the layout is somewhat long and narrow, with the galley kitchen and the bathroom (not pictured) located right inside the front door, and the main living area leading out toward the yard. Per the listing, the living space is 24 feet long, as is the outdoor space, and there are also two large closets in the apartment.

A 1950s "boutique-sized" co-op, the building includes a live-in super, laundry room, exercise room, bike storage, and an elevator. Not that you'll need it: This studio is on the ground floor, which might put off some buyers, and could explain its relatively reasonable asking price of $415,000.

Pied-a-terres, co-purchasing, parents buying for kids, and financing of up to 80 percent are all allowed in the building, but they've put the kibosh on subletting. And, sadly, dogs aren't allowed, meaning buyers hoping to find outdoor space for their pooch will have to keep searching.
