A Hell's Kitchen co-op for under $700K

Access to a huge rooftop expands this smallish co-op's space.

It's not always easy to find an apartment in Midtown West for under a million, but this co-op, listed with the Corcoran Group, sneaks in at $655,000. Chalk up the (relative) affordability to its diminutive size: The 846-square foot home seems well suited to pied-a-terre seekers (who are welcome here). Plus, the design details, like exposed brick and a wooden spiral staircase, will appeal to those who like a touch of rusticity.

The spiral staircase in this prewar duplex is striking, though it does take up a fair amount of valuable space. The living room's working woodburning fireplace may compensate for it, and contributes to the co-op's somewhat rural vibe—though it's in prime Hell's Kitchen, from the look of the interior, this could be a country getaway.

The corner kitchen has been updated with stainless steel appliances and metallic backsplash; it's small, but if you're only living here part-time, you probably won't spend tons of time cooking. In classic New York fashion, go upward to make the most of your space: you'll find plentiful storage above the counters.

Unlike the kitchen, the upstairs master bedroom is spacious at 20.2 feet by 11 feet, and comes with generous closet space. An interesting plus is that this apartment comes with roof rights, and an additional huge outdoor space is accessible. Downstairs, the second bedroom is considerably narrower, and may be better suited as an office or guest room.

Other pros: The duplex is on the building's top two floors and has east and west exposures, so expect lots of light and minimal noise from neighbors. On the con side, the one bathroom, though recently revamped, is on the first floor of the apartment, a nuisance if you're sleeping in the master.
