What you’ll get across NYC for $400,000

After you’ve done all the math and you find you have a budget of $400,000—give or take a few thousand—head straight for Manhattan for a studio or one-bedroom (though we did find one two-bedroom HDFC co-op for that price). Need more space? Expand your search to, yes, Brooklyn and the other boroughs, where you’ll find two- to three-bedroom apartments, as well as single- and multi-family houses. 

LOWER EAST SIDE, MANHATTAN: A one-bedroom, one-bath co-op on the first floor with exposed brick walls and original tin ceilings in a five-story building two blocks from the F, J, M and Z trains at 100 Suffolk Street (between Delancey and Rivington). $399,000 plus $635/month maintenance (guarantors/co-purchases  are permitted)

LINCOLN SQUARE, MANHATTAN: A studio co-op with a windowed kitchen and bath and original moldings, doors and trim on a high floor in an elevator building with an additional surcharge of $145.28/month in place through September at  243 West End Avenue (between West 71st and West 72nd). $410,000 plus $980/month maintenance, includes electricity

HAMILTON HEIGHTS, MANHATTAN: A two-bedroom, one-bath co-op with a washer and dryer and exposed brick, plus large wood-framed windows, on the first floor of a pet-friendly HDFC building at 464 West 152nd Street (between Amsterdam and Convent avenues). Investors aren't allowed. $400,000 plus $780/month maintenance, includes heat, water, taxes and a part-time super

CROWN HEIGHTS, BROOKLYN: A one-bedroom, one-bath top-floor apartment with original parquet floors in a circa-1927 co-op in a pet-friendly building that was once the hotel for the Brooklyn Dodgers at 345 Montgomery Street (between Rogers and Dearborn). $399,000 plus $527/month maintenance

BROOKLYN HEIGHTS, BROOKLYN: A one-bath L-shaped studio co-op that can be converted into a one-bedroom, with updated espresso cabinets and a dishwasher in a doorman building in the PS 261 Philip Livingston school zone at 85 Livingston Street (between Court and Boerum Place). $410,000 plus $1,016/month maintenance

ROSEDALE, QUEENS: A three-bedroom, three-bath two-family at 241-08 145th Avenue (between 241st and 243rd) with a private entrance for each floor, as well as a finished basement and detached garage; the LIRR and Q85 bus stops nearby. $399,999 plus $417/month taxes

ROCKAWAY, QUEENS: A two-bedroom, two-bath, 10-year-old single-family house with a Jacuzzi, new kitchen, gas baseboard heating and a deck off the master bedroom at 222 Roxbury Avenue (between Hillside and Browns). $409,000 plus $240/month homeowners association fee

RIVERDALE, BRONX: A two-bedroom, one-bath prewar co-op with a sunken living room and eat-in kitchen in a pet-friendly building at 4445 Post Road (at West 246th). $405,000 plus $1,092/month maintenance

ELTINGVILLE, STATEN ISLAND: A three-bedroom, one-bath house with a renovated kitchen and bath, a two-car garage, two sheds and a deck off the sunroom on a dead end (that’s not in a flood zone) at 104 Armstrong Avenue (between Tennyson and Hylan). $399,999 plus $3,374/month taxes
