An L-shaped studio in Ditmas Park with a $225,000 price tag

The benefit of an L-shaped studio is that, even though the place is technically only a single room, the layout more or less eliminates that feeling of sleeping in your kitchen. That's why we like this Ditmas Park co-op, which is on the market for a reasonable $225,000. It's compact, but doesn't feel cooped up.

Judging by the photos, the current owner is sleeping in a twin bed—he or she went a little wild with the bookshelves, if you aks us—but with fewer shelves and a slightly different furniture arrangement, a full-sized bed would fit just fine.

The living/dining spaces and sleeping areas are separated with bookshelves.

The apartment also has a separate kitchen, which is a major plus. While the cabinets and sink look worn (the wood cabinets would be so much better in a lighter color, for one), you certainly don't have to do a full-scale renovation just to get cooking. One thing conspicuously missing from the listing and the photo, though, is a dishwasher. The good news is that there's a full-size fridge and a full-size oven, which isn't always the case in a studio kitchen. Both the kitchen and bathroom have windows, which is a nice touch (and, again, not as common as you might think).

It's not a marble bathroom, but it's just fine if you ask us.

The apartment has three closets, one of which is a walk-in. This is good because you may be able to stow a dresser in there and open up more space for that double bed in the sleeping area.

The seven-story building has an elevator, bike room, live-in super, laundry facilities and garage parking. And the price seems on par with others in the neighborhood, since according to StreetEasy, $248,500 was the average price of comparable apartments sold in Ditmas Park in the last 90 days. This one might be slightly smaller than those others, though, since the average price per square foot in the neighborhood ($443) is slightly less than this apartment's ($450).

According to the listing, the building's located on a leafy, residential block that's one block from the Cortelyou Road Q train. Cortelyou Street is the main commercial drag of the neighborhood, and where its restaurants and shops are located.
