StreetEasy’s Most Wanted: Pay cash for prewar, anyone?
This edition of StreetEasy’s Most Wanted -- the 10 co-ops and condos folks browsing StreetEasy saved more often than any others this week -- has a mix of prewar apartments you might pay cash for, and some you might not.
In Brooklyn Heights, a two-bedroom condo is priced at $640k for the “discerning all-cash buyer.” The ground-floor apartment is in a three-family townhouse on Willow and Pineapple Streets (a mere 2 blocks from the 2/3 trains to Manhattan). The building has recently installed new plumbing and electrical systems, a gas water heater, and a new roof. The home features restored original details (such as a wood-burning fireplace and a decorative one) and a private patio, in addition to a W/D.
On the Upper East Side of Manhattan, a $2.795m three-bedroom co-op on East 90th and Madison Avenue in Carnegie Hill may be a bit pricey for an all cash offer but the pre-war apartment has been designer renovated, and there’s a custom, windowed, eat-in kitchen. Each bedroom has an en suite bath (though one is just a half bath), and the service quarters are currently being used as a laundry room/exercise room and custom office space. There’s also a “trophy space” with a banquet eating area, breakfast bar and computer desk. You'll also get trophy monthly maintenance charges of nearly $4,000.
Downtown on East 10th and University Place, a three-bedroom $1.295m triplex co-op has a private patio and can be converted into a two- or four-bedroom. The building has a landscaped roof deck and allows co-purchasers, guarantors and pied-a-terres.
The same goes for an entire four-story, 2-unit townhouse on the market for $1.639m in Ft. Greene, Brooklyn. It's configured as an upper duplex with a fourth floor artist loft studio and a garden-level two-bedroom apartment. Original details include five marble mantles, the original woodwork (which has been restored and refinished) and high ceilings. Taxes are an anorexic $397/month.
