As CurbedNY reports today, rental concessions offered by landlords have shrunk from an average of two and a half months last year to one month this year.  But with the median Manhattan rental price at $2,895, one free month is still a month worth having in your pocket.

So where are the concessions? A quick search on StreetEasy.com turns up 115 rental listings bearing concessions.  Meanwhile, no-fee apartment search site UrbanEdgeNY maintains a list of buildings offering free rent--in fact, we see that the swanky new Beatrice (105 W. 29th Street b/w Sixth and Seventh) is bucking the one-month trend by offering two months off a 26-month lease on some units.

For those of you new to the nuances of StreetEasy, here's how to search for rentals that come with concessions:

  • In the rentals section, click on 'advanced search'
  • Check the box 'description includes'
  • Type 'free rent'
